Where to Buy in Chennai in 2026, Now That the New Metro Is Here

Where to buy property in Chennai in 2026 near Chennai Metro Phase 2

Every time a metro line opens, the same question lands in our site office: "Have I missed it?"

The short answer is usually no. The longer answer depends on where you're looking, what you can spend, and how long you plan to hold. A metro line doesn't lift a whole city evenly. It rewards specific pockets, at specific times, and it tends to reward people who bought with a clear reason rather than on the headline.

This guide covers the five micro-markets where we are building today: Poonamallee, Mogappair West, Medavakkam–Mambakkam, Vandalur–Kelambakkam Road and Perungalathur–Tambaram. We name the numbers, name the trade-offs, and tell you who each area suits. It won't be everyone.

Market pulse

Chennai's market in four numbers

Chennai isn't a boom-and-bust city, and 2026 is following the usual pattern. Sales are steady, prices are rising at a measured pace, and buyers are moving up to bigger homes.

9,198homes sold in Chennai, Jan–Jun 2026 (up 3% year on year)
₹7,555+5%average price per sq ft, H1 2026
+13%year-on-year price growth in Mogappair, one of the city's strongest
47%of sales fell in the ₹50 lakh – ₹1 crore band

Source: Knight Frank India, Residential Market H1 2026

Two more details from the same report matter for buyers. Homes under ₹50 lakh fell from 22% of sales to 12% in a year, so starter homes in good locations are getting scarcer. And West Chennai took 28% of the city's sales, with the south at 57%. The west's share is the one to watch as the new line starts running.

Anarock's Q1 2026 numbers point the same way. Sales rose 31% year on year to about 5,300 homes, at an average base price of ₹7,165 per sq ft (Anarock Research).

Infrastructure news gets repeated so often that dates blur. Here's the sequence as it stands, with the stages that have already happened marked in solid.

  1. 30 Dec 2023Kilambakkam bus terminus opensAn 88.52-acre, 215-bay hub on GST Road near Vandalur. It pulled long-distance traffic south and put Vandalur–Kelambakkam Road on the map for many first-time buyers.

  4. 11 Oct 2026 · expectedPoonamallee–Vadapalani opens14.6 km, around 15 trains, about one every 10 minutes at the start (DT Next).
  5. 2027–28 · expectedLine 5 through MedavakkamThe Madhavaram–Sholinganallur line is under construction through Medavakkam and would link the south-west suburbs to the OMR job belt.
  6. Dec 2027 · expectedVadapalani–LighthouseThe underground section that would give Poonamallee a single-line ride to the Marina.

Check live progress on the CMRL website. We'd also suggest a simple rule: buy for the connectivity that exists at possession, and treat anything later as upside.

The five micro-markets

Five places, five different buyers

Tap a stop to jump to it. The line below shows our five micro-markets, ordered west to south. It isn't a metro map.

Poonamallee

Metro terminus · long horizon

Poonamallee is where the new line begins. For years the area was known for its bypass and its traffic. From October, it's the first stop on a line that runs straight to Porur and Vadapalani. It also sits on the road towards Sriperumbudur's industrial belt and the proposed second airport at Parandur, where land acquisition is still under way.

Plots here suit buyers who can hold for five to ten years and want land rather than a flat. Neighbourhood amenities are still catching up, so this is a buy-and-build-later market more than a move-in-next-month one.

Mogappair West

Established · +13% YoY

Mogappair is the opposite of a bet on the future. Schools, hospitals, Anna Nagar's shops and the Koyambedu metro hub are already here. Knight Frank recorded 13% year-on-year price growth in Mogappair in H1 2026, well above the city average of 5%.

The catch is supply. There's little open land left in the core, so new homes come from the western extension. If you want a city address with an owned share of land beneath it, this is where that still exists. Our rental yield guide for Mogappair West has the investor view.

Medavakkam – Mambakkam

OMR access · villas

Medavakkam grew because of OMR. People working in Sholinganallur and Perumbakkam wanted more space than an apartment offers, without the ECR price tag. Metro Line 5 is now under construction through Medavakkam, and Perumbakkam next door recorded 20% price growth in H1 2026.

Villas here cost roughly what a large apartment costs closer to the city, and you get a terrace, your own walls and land beneath you. If you're an NRI buying for your parents or for a later move home, our NRI villa guide covers the paperwork.

Vandalur – Kelambakkam Road

GST ↔ OMR link

This road connects Chennai's two big southern corridors, GST Road and OMR. The Kilambakkam bus terminus opened at one end in December 2023, and the Karanai reserve forest keeps the landscape green. Our buyer data shows most enquiries come from people working along OMR and around Tambaram.

You get more space per rupee here than almost anywhere else inside the city's southern ring. Density is the thing to compare. Two projects with the same price can feel very different once 2,000 families move in. Read our Mambakkam and Vandalur locality guide for more.

Perungalathur – Tambaram

Suburban rail · settled

Perungalathur has what newer suburbs are still waiting for: a suburban railway station, GST Road, and schools and markets that have been running for decades. It's the practical choice for families who want a plot and a ready neighbourhood, and who'd rather not wait for anything to be built around them.

FAQs

Questions buyers ask us

When does the Poonamallee–Vadapalani metro open?

The 14.6 km stretch is expected to be inaugurated on 11 October 2026. Trains will initially run about every 10 minutes.

Which areas in Chennai are good to buy property in 2026?

It depends on your budget and how long you'll hold. Poonamallee suits long-horizon plot buyers. Mogappair West suits buyers who want an established address. Medavakkam and Vandalur–Kelambakkam Road suit OMR commuters. Perungalathur suits families ready to build soon.

Do property prices rise immediately after a metro opens?

Rarely overnight. Prices move in stages, and a good part of the metro effect is already in today's rates. Chennai's average rose 5% year on year in H1 2026, while Mogappair rose 13%.

Do plotted layouts in Tamil Nadu need RERA registration?

Yes, if the land is over 500 sq m or the layout has more than eight plots. Check the number on rera.tn.gov.in before paying anything.

What is the average property price in Chennai in 2026?

Knight Frank puts it at ₹7,555 per sq ft for H1 2026, up 5% year on year. Anarock reports ₹7,165 per sq ft for Q1 2026. Individual micro-markets vary widely.

Is Medavakkam getting metro connectivity?

Yes. Line 5 (Madhavaram–Sholinganallur) is under construction through Medavakkam, with completion expected by 2027–28.

Prices are indicative starting prices as published on sandp.co.in at the time of writing and may change without notice. They exclude registration, stamp duty and other charges.
